Welcome to Woodberry Bloc;  Brand new site, overlooking the wild edge of the city.

We’re proud to introduce Woodberry Bloc, our latest site, perched on the banks of the West Reservoir at Woodberry Down, where creativity meets ecology, a workspace infused with light, and the quiet rhythm of water and wild birds.

Set in the heart of one of London’s most exciting and sustainable regeneration areas, Woodberry Bloc is more than a place to work, it’s a place to be and belong.

 

Nature on your doorstep

Step outside and you’re in the wetlands. With sweeping views across the reservoir, you’re never far from the great crested grebes, cormorants and herons that call this place home. Woodberry Down is a rare pocket of urban nature, an environment that invites stillness, creativity, and connection.

Whether you’re having a break by the water or pausing for a walking meeting around the nature reserve, or watching the sun rise over the reeds, you’ll feel the difference in your working day.

ABOUT THE SPACE

Block D Woodberry Down will comprise four large units aimed at the creative and well-being sector, offering below-market rents to small and medium-sized businesses that have something to contribute to the Woodberry Down community.

Mill Co. will provide spaces for local businesses and projects that support the community, offering a mix of commercial and community-level blended rents. This stability will enable us to provide a community-led programme developed in collaboration with residents, local and wider communities and tailored to Woodberry Down.

We will be holding viewings in the coming weeks.

We are looking for tenants who can demonstrate they will appeal to the following:

  • People interested in Woodberry Wetland

Operating hours:

  • Proposed 10-6 office hours with quiet working before and after these hours.

  • Some community-facing events run until 10 pm, with a cut-off time of 10:30 pm, and everyone is offsite by then.

  • 8,000 sq ft that will be divided into up to four/five units
  • 1,700 sq ft outside space
  • 1,900 sq ft basement
  • Floor to ceiling glass frontage overlooking Spring Park and the Woodberry Wetlands
  • Less than five minutes’ walk to Manor House tube station and Seven Sisters Road

  • The basement, which has some natural light, would be let with either part or all of the ground floor space
